1941-1945
In July 1941, an airplane bomb hit the building of the Vakhtangov Theater, blowing out the windows of the house. Only the basement, into which the family moved, remained in operation. The other rooms were not heated, and the openings were sealed with improvised materials due to lack of funds.
1996-1997
Restoration of the workshop. Plastering of the ceiling of the workshop, widening and gluing the newly appeared cracks with serpentine. Cleaning of weak layers on the walls and restoration of losses with identical compositions. Fusion and leveling of the mezzanine boards, strengthening and restoration of its stairs, strengthening of the plaster layer under the mezzanine. Restoration of doors to the terrace. Painting of the walls of the workshop, ceiling. Restoration of the floor. Electrical installation works.

The technical conclusion on the condition of building structures and plastering of walls and ceilings in the premises of the architectural monument "The Residential House — Workshop of Architect K. S. Melnikov" at the address: 10 Krivoarbatsky Lane, Krivoarbatsky Lane, Moscow, made by the design and estimate bureau of the Committee for Culture of Moscow.

The technical condition of the building structures was inspected and monitored. The survey results showed that in the absence of proper maintenance, timely and high-quality repair, as well as due to their structural features, the ceiling and partition walls of the building are in an unacceptable technical condition.

The condition of the partitions is limited serviceable with unsatisfactory finish.
The bearing capacity of partitions is sufficient to absorb the existing loads.
The condition of the floors of the 3rd floor is unsatisfactory, first of all, due to the presence of deviations from the horizontal, deflection of the floor. We would also point out local damages of tongue and groove, opening of joints between boards due to drying out and their failure to work together, local deflections of floor boards, cantilevered sections of boards not brought to the supports.
Insufficient rigidity of the roof structure is manifested in the deflection of the workshop ceiling, which reaches 80 mm under the influence of a permanent load and increases under the influence of a temporary load, which in its turn causes cracks on the workshop ceiling surface.

  • Cracks in the joints with the flooring along the entire perimeter of the workshop;
  • Wooden sprengel wall and stair cylinder wall have cracks in the plaster layers at the joints with the ceilings and the shingles, the adhesion of the plaster finish with the substrate has been lost to a significant extent.

Genetic defects associated with experimental nature of the structural solutions of the house:

The condition of the partitions is limited serviceable with unsatisfactory finish. The load-bearing capacity of the partitions is sufficient to support the existing loads. Partitions standing on pliable wooden slabs have cracks in the plaster layers due to deformation of these slabs. The condition of the 2nd floor slab is limited serviceable.
The 2nd floor slab of the large cylinder has significant deflection deformations that reflect the complex stress distribution in the slab depending on the inclusion of the 2nd floor partitions underneath. The deformations consisted of the total deflection of the wooden slabs of the large cylinder and the local deflections of the slab itself. The deflection from constant load reaches 70 mm. Also, there is an incremental deflection when subjected to temporary loads. The highest value reaches 11 mm. This leads to the displacement of the floor lattice ribs and perimeter ribs on the supports toward the center with the formation of cracks along the perimeter of the ceilings of the 2nd floor. Note the weakening of wedges sealing the ribs. There is a deterioration of the uniform operation of the rib cross-section due to a longitudinal crack in the rib planks at the level of the nailing.
The wall above the slab is sensitive to deformation of the ends of the lattice boards  the mortar was laid with bricks and mortar after the flooring of the 3rd floor and  forms a kind of pinching of the slab disk in the outer walls, which, however, cannot be considered reliable. All protective coatings of the structures (fire-bio-protection) can be considered to have lost their properties.

Restoration of REIM No. 5. In the course of the restoration process the repairs of the roofs of the cylinders were completed, the flooring of the 1st floor of the small cylinder was strengthened and the floors of the 2nd floor were replaced, the flooring of the large cylinder was straightened and the floors were repaired. Restoration of the bedroom: cleaning of walls, partitions and ceiling and restoration of plaster layers, restoration of the floor with inserts (from the living room floor) and reconstruction, installation of skirting boards similar to those in the living room, restoration of the wooden duct, electrical installation and restoration of lighting fixtures. Restoration of the living room: restoration of the octagonal window, the lower part of the stained glass window (replacement from inside and replacement of the lower strapping with polymer concrete from outside), fragmentary restoration of the door, expansion and plastering of cracks in the plaster layer of walls and partitions, widening of cracks in the ceiling plaster layer, removal of weak pieces, fixing of large pieces with screws and injection of strong mortar into cracks, gluing of cracks with serpyanka, puttying. Reinforcement of the rail resting place above the stained glass window. Restoration of the slab near the stained glass window: removal of rotted ends of ribs and floors, building up of ribs, reinforcement of the lattice with polymer concrete, insulation of the sill area. Prosthetics of the slab in the fire area, restoration of floors, installation of skirting boards, treatment of all openable structures with fire bioprotective compositions. Painting.
